The Only One Apartments & Suites are luxuriously equipped apartments, studio and rooms designed for short and long term renting.
The Only One Apartments & Suites can be rented with the mediation of an authorized partner.
Apartments and rooms are rented daily. They can be entered from 2 pm at the beginning services and must be vacant till 12 (noon) at the end of services day, unless the contract provides otherwise.
Occupation of apartments and rooms after 12 (noon) is going to be charged for next day rent at regular prices, unless the inability to vacant apartments and rooms at scheduled time is due to the fault of The Only One Apartments & Suites.
Each guest is required to report his stay in the apartment or room, with appropriate and relevant documents (identity card or passport). In apartment or room can be accommodated only guests who are registered for accommodation. If there is a person in apartment or room who is not registrated (not includes persons who come to visit the guests), the guest is going to be charged extra for 30 % of the daily price for all the days in apartment.
Guests are required to carry their valuables with them. The Only One Apartments & Suites can not be a guarantee for them.
No animals are allowed in apartments and rooms.
It is not desirable to use stove and heater in apartments and rooms. Apartments and rooms are equipped with basic devices for hot during preparation, heating and cooling, so above mentioned devices won’t be necessary.
It is not allowed to carry in apartments and rooms easily flammable and explosive liquids and objects, things with strong or unpleasant smell, and electric devices that you didn’t get approval from The Only One Apartments & Suites (Except computers and personal hygiene appliances).
In apartments and room guest can use iron, hair drier, umbrella, map of Nis, City guide in printed form. Guest can contact The Only One Apartments & Suites for any additional requests.
The guests are obligated to preserve apartments and rooms, inventory and installation. All damage made must be refunded. Damaged inventory, equipment and object will be charged according to the price list on inventory list.
The guests are not allowed to move furniture and equipment in apartment or room, or to touch electric or other installation without prior consultation and approval with authorized person from The Only One Apartments & Suites.
It is not allowed destruction or taking out inventory from apartments and rooms. In case of lost or damage the key from apartment or room, guest is required to report to authorized person from The Only One Apartments & Suites. Lost keys are charged extra 30€ (in RSD).
Guests are obligated to rationally use energy and water, according to their needs (turn off lights and other electrical consumers when not needed, close windows and doors in apartments or rooms when using air conditioner).
It is forbidden to throw food and other debris in the sink, toilet and through window.
Guests are forbidden to cause unpleasant noise and disturb public order and peace. This especially from 2 pm till 5 pm and 10pm till 8 am. In case of fire, flood or other emergency, guest are required to contact authorized person from The Only One Apartments & Suites immediately, and EMS at official phone numbers.
When leaving apartment or room, guests are required to: close all windows, check if all water taps closed, turn off all electrical appliances in apartment, turn off all lights and lock the front door.
It is allowed to have visitors in apartment or room, if house rules are respected.
The Only One Apartments & Suites is entitled to cancel reservation and usage of apartment or room if house rules are violated, and declare the guest as "the unwanted guest".
In case of canceled reservation and usage of apartment or room because of violation of House rules, guest is required to pay the whole rent price, no mater of his shortened stay.

Apartments and rooms are cleaned every three days, and upon request can be cleaned every day with supplement of 10€ per day (in RSD).
There is bed linen and towels at guest's disposal in apartments and rooms. Towels are changed every three days.
